What a masonry takeoff includes
- CMU — block counts by size, weight class and type (standard, bond beam, lintel, bullnose), from net wall areas with openings deducted, by wall type and elevation
- Brick and veneer — face brick by coursing and bond pattern, with waste factor stated; cast stone and accent bands separated
- Mortar and grout — mortar by type (M/S/N) and volume; grout by fill pattern (solid, cells at reinforcement) tied to the wall schedule
- Reinforcement — vertical bars by size and spacing, bond-beam bars, joint reinforcement by course spacing
- Accessories — anchors and ties by veneer area, flashing, weeps, control-joint material, insulation in cells where specified
- Lintels and specialty items — loose steel lintels coordinated with Div 5, precast sills and copings counted separately

How do you count block — by area or by unit?
Net wall area by wall type first, then converted to units with the waste factor stated separately, so you can see and adjust both the measurement and the allowance.
Do you break out grouted and reinforced cells?
Yes — grout volume follows the reinforcement layout (cells at bars, bond beams, solid-grouted zones), not a flat percentage, unless the drawings only support an allowance — in which case that is stated.
Can you separate brick veneer from backup?
Yes — veneer, CMU backup, ties/anchors and cavity components are itemized separately so the scope can be bid or bought in parts.
What documents do you need?
Architectural and structural drawings (plans, elevations, sections, wall types) and the masonry spec sections. Structural notes govern reinforcement and grouting patterns.
