How are escalation and contingency handled?

They are identified separately when applicable. Escalation reflects anticipated price movement to a stated pricing or construction date; contingency addresses uncertainty appropriate to the design stage. Neither should be hidden inside unit rates without explanation.

Are general conditions, overhead and profit included?

They can be included when requested and when the basis is known. The estimate identifies whether general conditions are itemized, which overhead and profit percentages are applied and whether bonds, insurance or taxes are included.

Can you price union or prevailing-wage work?

Yes, when the client provides the project jurisdiction and labor requirement. Applicable wage schedules, burdens and assumptions must be confirmed for the project.

What is the difference between conceptual and detailed estimating?

Conceptual estimating relies more heavily on program, area, assemblies and assumptions. Detailed estimating uses developed drawings and specifications to build measured, itemized quantities and pricing.

Do estimates guarantee the final construction cost?

No. An estimate is a professional forecast based on the information, market inputs and assumptions available at the time. Procurement results, site conditions, design changes and contractor execution can change actual cost.

Can you review another estimator’s or contractor’s estimate?

Yes. Estimate review can compare quantities, unit rates, scope coverage, markups and assumptions when sufficient backup information is provided.
