Confirm the complete document set
Check the invitation to bid, drawing index, specifications, bid form, addenda, geotechnical report, schedules and owner requirements. Record the issue date of every document used for pricing.
Build a scope responsibility list
Assign each division and identify work that may fall between trades, including cutting and patching, firestopping, supports, controls, testing, temporary work and closeout requirements.
Review quantity and pricing drivers
Reconcile gross building area, demolition, concrete, structural systems, enclosure, finishes and major MEP equipment. Obtain supplier or subcontractor quotations for volatile or specialized items.
Price general conditions
Include supervision, temporary facilities, safety, cleaning, waste, logistics, permits, testing, bonds, insurance, mobilization and schedule-related requirements. These costs should not disappear inside trade unit rates.
Reconcile quotations
Confirm that subcontractor proposals use the correct documents and include required scope. Normalize exclusions, alternates, taxes and schedule assumptions before comparing totals.
Complete the final submission review
Verify bid-form math, addenda acknowledgments, signatures, certifications, alternates, allowances and delivery instructions. Preserve the final estimate and proposal as the bid record.
